I have had nothing but issues with this rental unit and landlord. He is heartless, and full of it. He doesn't fix anything properly and it is so sad to see all these heritage homes and I'm sure others go under. The rental unit has mold, bugs, and leaks, over and over he bandaids the problem, which definitely doesn't solve the problem. He doesn't answer problems quickly, and it took me actually taking him to a hearing to solve anything. To which he wants to put off our payment. It's nothing but fighting with the owner of this place. I would not even recommend these places to my worst enemy, let alone the poor students and families that are occupying them!

This rental office is horrible. They asked me for $950 (first months rent) with the submission of an application. After a week of holding my money and the application I still hadnt been approved for an apartment. 3 days before the first and they couldnt tell me that I was approved or going to have a place to live. I asked for my money back and won't be having much good to say in the future. The office is messy, the apartment i went to view didnt even have working lights and was covered in dirt.. but when i offered money no one did anything to get the apartment in my name. Just brutal.. i had to take my money back 3 days before the first and now im having a hard time finding another aprtment.

Dave and his team at the apartment shoppe were fantastic to deal with. We rented a furnished cottage very last minute as our house sold and we needed to find suitable housing for the winter. He was very accommodating, and explained the rental contract and our obligations thoroughly. Anytime we had a question or concern, we received a response quickly. I would recommend The Apartment Shoppe if you are looking for housing in the London area.

Since I moved to London four years ago I have rented from the Apartment Shoppe and haven't considered renting from anyone else. The houses they offer are beautifully renovated Victorian Houses in the heart of the City and the landlord is very accommodating and has made living here even more enjoyable. My apartment is steps to Victoria Park - I couldn't have chosen a better location than what the Apartment Shoppe provides. If you are looking to live downtown, and want a charming apartment while renting a place you can be proud of you should consider the Apartment Shoppe.

avoid 848-852 kipps lane. Three years ago I started asking to have my windows fixed, a year after I moved in. When I signed my lease they told me the windows were supposed to be fixed within a year. only NOW in 2018 am I finally getting them replaces. The office hours here run until 4pm and 90% of the time no one is in the office, no one answers the phones or return calls, they give you less than 24 hour noticed upon entry of your unit frequently. my freezer is slowly thawing out and capriet's repair man told me the freezer isnt working because there are things against the back. Didn't even look anything over, did not look at the settings, nothing. Not to mention the near constant construction, 3 months of no elevator with people who require a wheel chair at times on the third floor. and to top it all off frequently having the power and/or water cut off for "repairs". Capriet also like to raise the rent as much as possible as frequently as possible. I've recieved personally 3 notices of rent increase with a year and a half and the most recent one was a raise of over 4%. (which isn't legal) DO NOT RENT HERE. RENTERS BEWARE - Please share

The buildings were great until capreit took over. there has been near constant construction for 2 years now, soon there will be a 3 month elevator outage. they raised the rent on the buildings by hundreds of dollars. work orders get 'lost' the office staff is never actually in the office. The old tenant managers are still there from the previous company and they are, and have always been great. capreit is fighting the government on a property tax rebate of ~$7.00/month and refuses to give it to the tenants. They have pressured existing tenants into signing new leases even though they do not have to, just so they can raise their rent outside the ~3% the government allows. frequently disregarding the 24 hours advanced notice for entry really tops the cake. 2 years ago this would have been the perfect little gem tucked away in kipps lane, now i recommend you stay away!

Just reviewing some of the posts made by tenants. We lived in the Old Oak Properties neighborhood on Sugarcreek. Not sure what folks compare their situations to or what some expectations are but our experience was great. One has to realize that there are a lot of other people living in the buildings that have their own needs, lifestyles and hobbies. I think that the office staff are very caring and courteous people that look after the best interest of all tenants our building managers were very pleasant and cared for everybody. Did not have to use any maintenance requests which is set up with a formal system and documented. I know of others that have used the maintenance system with items being actioned quickly. Safe place to live as well.

Honestly. I was not going to write a review, but seeing how unhelpful and careless management is and as a problem with my neighbor has escalated to the point I had to contact the police then yes. I am a single mom of a 13 year old girl. If you are a good person do not move here. There are bad neighbors and seems like management only cares about us paying rent.I have submitted around 4-5 complains on my downstairs neighbors smoke for 2 years , building manager came around 4 times to confirm the smoke coming into my apt was really strong from 4am til 10pm to the point my daughter and i started coughing. neighbors didn't care about going outside and smoke and management didn't do anything about it. We got a puppy and my daughter was walking her a fair distance from neighbors apt. 6'5 f and 300lb neighbors start yelling bad things to her using bad language. I complaint to management and the answer was that my kid PROVOKED HIM! and also i get my car scratched the next day..what a coincidence ...Last week I had to call the police because again neighbor is screaming obscenities at my 13 year old girl for throwing water from the balcony which it wasn't even a far amount of water. Other than that People do not pick up after their dogs, you just have to go around the building and see all the garbage and bottles of alcohol. Advice ...DO NOT MOVE HERE, it used to be nice... now its a truuly GUETTO

I’ve lived in my Old Oak building for 3 years and love where I live. I think the building managers do a great job! Still, unfortunately I was shown disrespectful and rude service at the rental office when dealing with a rent issue. I have paid my rent on time for 3 years and take pride in making sure I do, but I spoken to condescendingly as though I was regularly delinquent. I would suggest looking at other rental options where your time, money, and long-term tenancy is valued.

We had a leak in our kitchen above the fridge. I emailed Sebastian and he came within minutes and worked with the plumber until everything was under control. Sebastian & Andrea are fantastic building managers. It's just a shame the leak started again and the parts are on 'order'. I think the process needs to change in future with emergency situations. Having limited access to your kitchen and having to wait so long for a remedy is unacceptable.

The manager is sooooo rude and not helpful. I went to rent an apartment for me and my seblings due to an emergency situation. I provided her with all the necessary documents and payments required but she still refused to let me fill an application. Telling me she didn’t buy my story.

Overpriced. Building 425 CONSTANTLY reeks of cigarettes on my floor. It gets so bad I can smell it in my apartment. Very smelly and dirty stairwell. The thermostat dosnt actually work- it stays at 70 or cooler. Next door neighbor screams all day long. Thank GOD I only have a couple months left here. Oh and the washing machines do NOT clean your clothes.

We've been at 605 Proudfoot Lane, Forest Hill under Old Oak Properties for 6 months and have not even been able to use our bedroom once and have had to leave our apartment several times and live at our parents due to an extensive and toxic smell of marijuana from our neighbours. We have complained about this issue since we moved into this apartment and nothing has been done other than management coming to confirm the smell several times and have sent complaint letters. We have also written to Old Oak Properties (who are above the building managers) and they have not bothered to respond or help in anyway. We were planning on starting a family however due to this unhealthy and toxic environment and not receiving any help, we have not been able to. We have also heard several other neighbours complain about the same issue and they have gone into arguments directly with those who are causing the smoke and smell and they even state how their children are becoming ill due to this issue. This is the most unprofessional management we have witnessed, and we would not recommend any Old Oak Properties to anyone.

More importantly the level of service received from management, namely Ashleigh, is exemplary. She not only replies in a timely fashion but also proactively follows back up with us if we have experienced any issues or concerns. She is prompt to assist us even if beyond the scope of her job. This building needs to be fixed. The floors are coming away from the walls leaving a gap along the baseboards. Electricity is on fuses which is not code. Our bathtub is leaking same with our sink they never came to fix it. Closet doors fall off and lights blow out constantly. We continue to have ants no matter what we do and it's always a thousand degrees in the apartments. On top of all this water is shut off almost every week and they barge into your apartment on Sundays. They need to redo the entire building it's honestly nasty. Dont rent here.

The Leasing Office staff and all of the Boardwalk staff are always so friendly and accommodating! If we even have a slight issue it is fixed immediately. We had an issue with our toilet tank not filling and it was fixed in a timely manner and with proper entrance notice. We have lived in 2 different units in this community and both have had nice sized rooms and great storage! There is great communication from the staff to the residents about work happening in and around the building, and the overall cleanliness of the building is amazing. I love living here and hope to stay here for quite some time!

Worst place to live. I was promised and had signed for a 2 bdrm with balcony and did not get a balcony, and ended up having to pay more rent than the original price I was given. The buildings arent clean and the staff are rude and unhelpful. I started out living there with a roommate, she ended up not being great to live with and was abusing my cat as well as her own. She also wouldn't pay rent and boardwalk was useless in giving me advice to deal with it all. My roommate never returned any of her keys when she eventually signed off the lease. I was forced to pay $80 just for my safety. The other tennats in the building are extremely abusive. I couldn't have my tv above 10 without my neighbour harassing me, and again nothing was done. I have a support dog, and he was almost assaulted by another tennant. She swung her purse at myself and my support dog, I contacted boardwalk and they wouldn't do anything and didnt take my issue seriously. Any time I had a panick attack the office would end up coming to my door yelling at me, making it worse. I have never once felt safe or comfortable while living here. My car is covered in scratches from other tenants parking so close. The winter maintenance is awful.

If you enjoy flooding, broken elevators, rude service (Rachel), lack of physical security, being watched on public cameras in your own building and classless advertising on a TV mounted by the elevator then this is the place for you! Also, the quality of the renovations are poor. Cheap paint, poor floors, cracks due to water leakage by the windows. Air conditioning was out for a month in June. As soon as that was mostly fixed the entire building was flooded and residents on the top 5 floors were forced to evacuate. Out of 3 elevators, 2 are usually working. There is also an issue with theft as there were multiple break-ins recently. I blame a large part of that on a lack of physical security. Finally, I find it super TACKY that they contracted an advertising company to install a flat panel television by the elevator for the sole purpose of running ads and making money. Classless. In terms of building management- Brian was great, Rachel should take courses in how to deal with the public.

I have now lived at The Renaissance for more than 2 years. The building management has been incredibly accommodating and helpful. Rachel and Brian work great as a team to resolve any issues that arise. I have read some of the negative reviews and feel that the reviews seem to be of a personal attack. Then how our building is managed, the upkeep, and living environment is kept at an outstanding level. For that I thank the management.

While Rachel and Brian are absolutely fantastic representatives of the building the Tricar Group leaves a bit to be desired. The AC units were non functioning until June 26 if this year which was terrible! The units were so hot and uncomfortable and nothing was done in form of a goodwill compensation from the ownership. Really feels that they don’t care. For the amount of money we pay a month and that they are “premiere” units I find this a hard pill to swallow. The 3rd elevator was non functioning for a few weeks which was a pain having to wait at least 5 minutes to catch a ride, and now we have to deal with break ins! My car was broken into along with multiple others and storage units were broken into. The assailants actually have keys to our building and coming through the front doors!! This is absolutely unaccaeptable to me. Unfortunately because of this I am now looking at purchasing a house since my rent pay is more then an actual mortgage payment! Just not worth it anymore.

Have been living here for almost 3 years and have loved it since day one. Building Management is great & efficient..not to mention my dog looks forward to seeing Rachel for her "post-walk treats". Location is perfect as it's within walking distance to some great amenities (market, park, restaurants and bars). The building itself is quiet and well cared for.

Not recommended for non-smokers.It seems like there is a lot of smokers living in this building. I have all my doors and windows closed,second-hand smoke still gets into my bedrooms and living room all the time. Secondhand smoke is harmful for health, children, babies and pregnant women, OK?

The apartment is clean and well maintained as a whole; however, there are some growing issues to point out. First being that sound transfer between neighboring apartments can be problematic - vertical transfer is minimal to none, but horizontal sound transfer can be an issue between apartments. Likewise, oddly there is sound transfer via the radiators - I can one of our neighbors having pretty loud sex clearly through the piping of the radiators (odd, I know). Also, rent is incrementally climbing as time passes, though at present the value for what you pay is still very good given the space and utilities. Neighbors are good for the most part, largely affable or mind their own business so this makes for more comfortable living conditions. Even so, there is a lot pot being smoked on the balconies, along with good old cigarets, pretty much at every hour of the morning and night, so be prepared to have a good time without consent or have to close the windows. Administration is approachable, but they are largely dismissive with regards to complaints (such as rampant pot use or sound), and yet are becoming increasingly prohibitive over inconsequential matters. Overall, don't skip it, it's a palatable place to live fairly comfortably and save some cash to move on to better things...

Please consider another place to call home. 9 Commissioners Rd E. It's so pleasant to come home to a manager that spits , hoarks and makes puking noises in your presence... Lived here for 25 years..This was one of the nicest , affordable places to live in London till the current building manager took over. He's a liar, drug dealer (addict) & a thief. Loves to harass & bully the tenants. Depends on your race and skin color. A tenant asks to borrow a snow shovel to remove his stuck vehicle and is denied... Then uttering a threat of a bullet to the head if he does not shut up. Single females are constantly harassed and abused. I was stabbed in the building in June 2018 and it was covered up by the manager and his team. The City of London Police were lied to and mislead on the investigation. I have written several letters and complaint of discrimination and have been ignored and lied to for 6 months.... Several tenants have requested their locks changed because of unlawful entry to their units. You figure the rest out...Try going for a walk on the premises and the building manager swerves at you with his vehicle. I was in ICU at Vic hospital for 18 days. When I arrived home I needed assistance from my family. They were ordered off the property when they arrived by the building manager on 2 occasions. I'm sure the owner is unaware of the happenings here. Don't call this place home while this low life individual is here. Animals treat their young better then this.....The manager is a single father raising an 18 year old daughter.....What a fine example, & for the tenants here at 9 Commissioners Rd. He needs help.

After over a decade of renting from these slumlords (mold, oven that never worked, defective smoke detector, patio doors on ground level that never locked etc. and photos and paperwork to prove it), I finally got out. Made an agreement to pay the last rent that I owed and instead of honouring that, froze mine and my businesses bank accounts. Will never ever deal with these corporate robots ever again.
